Update – July 2020 – Application submitted
We have now submitted a planning application to Watford Borough Council for the redevelopment of this site. Our submitted plans include:
- An office building with almost 43,000sqft of new, high-quality office space
- A new, 168-bed hotel with ancillary restaurant
- 89 car parking and 48 bicycle parking spaces, to promote sustainable travel
- Associated landscaping and infrastructure
In response to feedback received during the consultation activity we undertook in May 2020, we are pleased to have included new planting along Westland Road and additional detailing to the design of the proposed development in our submitted application.

The below text sets out the information provided at our public consultation in May 2020. It has been left online for reference.
The development will comprise two main buildings. The hotel building will peak at 13 storeys in height, dropping down to seven storeys, whilst the office building is eight storeys high, dropping down to four storeys in places. This will help protect the amenity of the site’s neighbours and is reflective of the surrounding context, such as the new TJX Headquarters on Clarendon Road.
The proposed scheme will reduce car parking numbers whilst increasing cycle parking provision. 89 car parking spaces to serve the hotel and new office will be provided, this is a reduction of 29 spaces from the existing on-site provision. 46 bicycle parking spaces are also proposed, this is an increase of 34 spaces from the existing provision. Shower and changing facilities will also be provided to further encourage more sustainable methods of travel to and from the site. The level of car and cycle parking proposed will meet the needs of the building’s future users without impacting on the highway network and is in line with local authority planning guidance.
